What is a Key Train?

I have heard this several times over the years but never thought to ask. I have heard CSX and NS use the term. I think I had heard it has something to do with hazmat.

A Key Train is a train carrying any hazardous materials.

Almost.  It's a train carrying 20 loaded hazmats or 1 inhalation hazard.
